Straight answers to the questions facilities managers and project teams ask before arranging asbestos work.
Before You Arrange A Visit
Is A Management Survey Enough For Refurbishment?
A management survey is designed for normal occupation and routine maintenance, so it may not investigate hidden materials in the area of refurbishment. Give the surveyor the planned works and drawings. A targeted refurbishment survey may be needed before opening the building fabric, even if a management report already exists.
Does An Asbestos Survey Have An Expiry Date?
An asbestos survey records the building and scope at the time of inspection rather than carrying a universal expiry date. Review it when the building changes, new information appears or the planned work goes beyond its coverage. Materials left in place need suitable monitoring under the management arrangements.
Can You Identify Asbestos From A Photo?
Asbestos identification from a photo is not reliable because different products can look the same. A photograph can help explain where a material is and how access might work. Confirmation normally requires representative sampling and laboratory analysis, with the result tied to the exact material and location inspected.
Does A Negative Sample Clear The Whole Property?
A negative asbestos sample only describes the material analysed, within the limits of the sampling and laboratory method. Other layers, different rooms or visually similar products may not have been tested. For wider assurance before maintenance or building work, agree a suitable survey scope rather than relying on a single result.
Does All Asbestos Need To Be Removed?
Asbestos does not always need to be removed simply because it is present. The decision depends on its condition, the risk of disturbance and planned work. Material in suitable condition may be managed in place. Damaged material or asbestos affected by refurbishment needs a competent assessment of the next steps.
Do All Removal Jobs Need An HSE Licence?
Asbestos removal does not always require an HSE licence, but the category depends on the material and proposed work. Some jobs are non-licensed, while others are notifiable non-licensed or licensed. Ask for the classification and its basis before booking, rather than relying on the quantity or a photograph alone.
Can Asbestos Go In A General Skip?
Asbestos waste should not go in a general skip or be mixed with ordinary rubble. It needs suitable containment and an authorised disposal route. Tell the collection provider what the material is and whether it is loose, damaged or packaged, so the handling and paperwork can be planned before collection.
Does A Collection Include Removing A Roof?
An asbestos disposal collection does not automatically include removing a roof or dismantling a building. The quotation should state whether it covers attached materials, packaging, loading and transport. If the sheets are still fixed in place, request a removal assessment and explain the roof access before arranging disposal.
Can Air Testing Prove A Building Is Asbestos-Free?
Asbestos air testing cannot prove a building contains no asbestos materials. It records airborne fibre conditions for the sampling method, locations and period used. A building may contain intact asbestos even where airborne levels are low. Use a suitable survey to investigate materials and an agreed monitoring strategy for airborne concerns.
Is An Air Test The Same As Clearance?
An asbestos air test is only one part of the four-stage clearance process where that process is required. Clearance also includes inspections and a final assessment after enclosure removal. Ask which service is being quoted and which documents you will receive, especially when planning reoccupation after licensed removal work.
Will A Refurbishment Survey Damage Finishes?
A refurbishment survey can damage finishes because it may need to open building fabric within the planned work area. Agree the access, service isolations and making-good arrangements in advance. A survey that cannot reach relevant hidden spaces may need further investigation before contractors can safely rely on its findings.
Can A Survey Cover Just One Part Of A Building?
A refurbishment survey can cover a defined part of a building when that matches the planned work. The report must state the boundary and any limitations clearly. If the project later extends into another area or service route, review the coverage and arrange further investigation where the original scope is insufficient.
